There is a common misconception among industry professionals that unbonded single-strand post-tensioned (PT) concrete systems cannot be modified for adaptive reuse. However, urban redevelopment trends—accelerated by the COVID-19 pandemic and sustainability concerns—are driving demand for repurposing existing structures. This presentation challenges that myth through a case study of a 36+ story PT residential building in downtown Miami, currently being converted into a hotel. The project involves removing PT floors for high-ceiling lobbies, extending slabs for amenities like pools, and creating slab openings for HVAC and MEP systems. Structural assessments, member strengthening, and strategic demolition enabled safe transformation while maintaining integrity and performance.

A licensed Professional Engineer and expert in post-tensioned concrete, he has designed and peer-reviewed high-rise structures, investigated failures, and provided expert testimony in litigation. He serves on technical committees for ASCE, PTI, and ACI, and has published and presented extensively worldwide. Dr. Munuswamy holds a Ph.D. from Florida Atlantic University, where he also teaches Reinforced Concrete Design as an Adjunct Professor. |
