One Biscayne Tower, located at 2 South Biscayne Boulevard along Biscayne Bay, is one of the most iconic buildings in downtown Miami, FL. Built 40 years ago, it was the tallest building in the city for almost a decade and was voted “Building of the Year” by BOMA Greater Miami in 2001. However, effects from the local environment— including not only frequent hurricanes, but also persistent deterioration from salty water and air, ultraviolet rays, high-water tides, and car pollution—had contributed to rapid corrosion and carbonation of the steel and concrete of the structure. 

A mandatory 40-year certification inspection suggested that the management team focus on immediate repairs to the structure’s façade. Through a series of tests by the engineer, it was determined that extensive restoration work was needed, including concrete repair, strengthening of structural members, corrosion protection, and the application of new sealants and coatings. Custom details using concrete, waterproofing materials, and carbon fiber-reinforced polymer (CFRP) rods and sheets were provided to replace and strengthen deteriorated concrete and reinforcing bar on the structure.

Through effective collaboration, the engineer and contractor were able to design and install appropriate and successful solutions while overcoming a series of project challenges and unforeseen circumstances. Such challenges included: high pedestrian and vehicular traffic requiring significant protective measures; 100% operational office building requiring working hours to be at night and on the weekends; exposure to very high winds, making swing-stage work difficult; the full removal and replacement of five overhang slabs that were 400 ft (122 m) over Biscayne Boulevard; partial site demobilization due to two hurricanes and one tropical storm; and many logistical challenges requiring the use of heavy-duty swing-stage motors and multi-phase planning.
