Maynard Street Parking Structure Restoration and Renovation

Maynard Street Parking StructureThis $9,500,000 project is located in Ann Arbor, Michigan in a commercial area near the University of Michigan. The 811 space, 285,000 square feet (26,500 square meters) parking structure was built in 3 phases in 1954, 1956, and 1967. The structural system for the parking structure is a combination of cast-in-place reinforced concrete one way beam and slab and two way slab systems.

The structure was subjected to years of exposure to road salts and moisture from the harsh environment. Corrosion-induced deterioration had compromised the structural integrity of the floor system. The deterioration also resulted in concrete spalls on the underside of the slabs, becoming a safety hazard to pedestrians.

Replacement of the parking structure was desired but ruled out due to the higher cost, longer schedule, and a very tight site. The schedule and tight site would have had a major negative impact on the parking needs of the community and the financial livelihood of the surrounding businesses.

Typical structural restoration work included 135,000 square feet (12,500 square meters) of full slab replacement, 20,000 square feet (2,000 square meters) of microsilica concrete overlay, beam/column repair, masonry repair, expansion joint replacement, and sealant work, and 250,000 square feet (23,000 square meters) of deck coating. The electrical system was completely upgraded including refurbishment of the 1967 switchgear and installation of new transformers, UPS, and generator.

The function of the parking structure was improved with a new entry up ramp, increased capacity, new entrance/exit facilities, pedestrian and vehicular signage improvements, elevator replacement, and revenue control equipment. The aesthetics of these facilities were vastly improved, including a lighting upgrade, facade replacement/coatings, and interior painting. Security renovation items included opening up stairwells, lighting upgrade, fire protection system, emergency phone “Blue Light” system, and parking/police office renovation. This restoration project successfully breathed new life into this 40+ year old structure.
