Camden Yards B&O Warehouse and Camden Station Museum Masonry/Stone Façade Repairs and Restoration

Standing strong as a testament to the glory days of the industrial revolution and the buildings which supported and fueled that era, the stately Camden Yards Warehouse found new life and purpose with its transformation from a railroad boxcar storage facility into an office complex about 20 years ago. Now housing law firm offices, retail enterprises, and the offices of the Maryland Stadium Authority, the building recently underwent a variety of upgrades. In addition to the installation of a new roof and canvas canopy on the Baltimore Oriole’s ball field side of the building, structural masonry and stone façade upgrades were required for safety and aesthetic purposes. Additionally, due to subgrade water infiltration into the building, below-grade waterproofing was installed to arrest the moisture intrusion and prevent mold or other biological contaminants from developing within the building.
With the clock ticking and the calendar relentlessly moving toward the Baltimore Oriole’s home opener, there was no time to be wasted in undertaking the repairs on the more than 225,000 ft2 (20,900 m2) warehouse building façade and the museum masonry. Multiple upgrades to the structures were also being performed by others at the same time.
Although unforeseen and unanticipated challenges were encountered as the project proceeded, a mild winter and few weather interruptions—combined with strong team communication—allowed for changing field conditions to have little impact on the project completion schedule. With more than a week to spare before the Oriole’s season opener, the punch-list items were completed and the timely demobilization of the project occurred as planned, yielding a watertight foundation and newly restored façade on the landmark historic Camden Yards Warehouse.
