The Mariner Beach Club is a 25,000 ft2 (2322.6 m2), 31-unit, time-share resort in St. Pete Beach, FL. The site consists of two 2-story structures, a swimming pool, two hot tubs, two shuffleboard courts, two wood shelters, and associated parking. After decades of sand, sun, and surf, the 1940s Mariner Beach Club revealed many signs of disrepair. It was concluded that the observed deterioration to the structure was due to long-term exposure to environmental conditions, such as ultraviolet rays, moisture/humidity, temperature changes, and proximity to a large body of salt water.

The scope of work for the renovation addressed the various key areas of distress, including the removal and replacement of exterior elevated walk­ways, exterior stairs, balconies, and patio and walkway slabs-on-ground; restoration and strengthening of exterior masonry walls; resurfacing of exterior masonry walls (new stucco finish and coating application); restoration of existing concrete beams and slabs; removal and replacement of timber beach shelter structures; specification of sealants, expansion joints, and waterproofing membranes; removal and replacement of doors, windows, and sliding glass doors; removal and replacement of guardrail systems; repair and reconfiguration of roof mansard structures; removal and replacement of existing fencing; construction of drainage improvements; application of pavement overlays; and implementation of mechanical and electrical upgrades.

The greatest challenge to this renovation project was not only the scope of work involved, but also the limited time and tight construction schedule in which to complete it. This limitation was the result of the unique program of the time-share resort and its 879 “fractional owners.” Despite the challenges, the Mariner Beach Club restoration was a success and the aggressive schedule was met. Value engineering and corrosion mitigation techniques were used, and the resort was overhauled inside and out.
