The Grand Rapids Community College (GRCC) Bostwick Parking Structure, constructed in 1972, consists of five supported levels and one slab-on-ground parking level. An addition was constructed in 1980 for a total parking area of 1860 spaces. The structures consist of cast-in-place post-tensioned one-way concrete slabs and beams supported on concrete columns. A complete visual examination of all floor surfaces, structural elements, and their supports was performed. A chain drag and other testing was performed to detect and determine the extent of delaminations and corrosion. The garage was in poor condition due to deteriorated and leaking expansion joints, floor spalls, delaminations, and corrosion of the post-tensioning system. Increased deterioration and structural capacity was a concern, as the garage did not meet current code standards. The college desired a long-term repair with low maintenance. A full economic life-cycle analysis was completed to compare the initial versus long-term maintenance costs.

The restoration included the installation of structural steel beams, concrete repairs, and deck-coating-supported level slabs. The proposed shoring scheme consisted of steel beams and girders anchored to existing post-tensioned beams and columns. All restoration was sequenced to facilitate construction. Parking operations were maintained at 75% of the total capacity. The restoration was completed at 25% below the estimated construction budget. The selected repair option provided a repair that could extend the life of the parking structure by 40 years. The restoration was completed in August 1990. The successful performance has been supported by field evaluations (chain drag and sounding reviews) in 1998, 2001, and 2004. The installation of deck coating on the concrete slabs minimized the concrete repairs. This deck coating system has been in service since 1990 and has needed little repair.
