LA VISTA DEL MAR CONDOMINIUM CONCRETE RESTORATION

La Vista del Mar Condominium, located beachfront in Cocoa Beach, FL, was experiencing corrosion-related damage which had progressed to the point where structural integrity and safety were a concern. The condominium was built in 1966 and consists of two two-story buildings. The west building was built of precast, hollow-core planks and concrete masonry unit (CMU) construction whereas the east building was precast, prestressed double-tee planks and CMU construction. Previous unsystematic corrosion control efforts using nondurable mortars, sealants, and coatings had proven ineffective. Excessive spalling and a falling debris hazard ultimately led to the condominium association’s decision to take an engineered approach. The restoration project was proposed (and accomplished) in 3 phases: detailed condition survey and recommendations, restoration/corrosion control research, and design and construction engineering and inspections.

The obvious cause for deterioration of this structure is its proximity to the ocean and, thus, chloride contamination. The harsh coastal environment coupled with the lack of initial corrosion control efforts could have spelled disaster in the near future for this significantly corroded structure. The project ultimately created a more durable and robust structure suitable for the marine environment. The condominium was also restored to a more aesthetically pleasing state. The structure in its final condition was analyzed against current codes and found to exceed all expectations. The project was completed in September of 2007.
